Already know what you need?

Just order that.

Skip the back and forth. If you know the drawing or report you need, request it directly and get quotes for exactly that.

PAT
Coming soon

Just have a question? Ask PAT.

Your Permit Assistance Tool. Ask anything about permits, zoning or what a project involves and get a straight answer in seconds — no project to post, no account, no phone call.

Ask PAT a question about your projectAsk PAT

PAT is in development — this is a preview of the interface.

People ask PAT things like
“What’s a setback, and how much do I need?”
“Do I need a permit to finish my basement?”
“What’s the difference between an architect and a BCIN designer?”
“How long does a permit usually take in Mississauga?”

Ready to go further? PAT can hand your question straight over to a verified professional.

Sound familiar?

Getting a permit shouldn’t feel like this

Nobody calls back.

Three voicemails, two emails, and one engineer who said he’d come by last Tuesday. Three weeks gone, nothing moved.

You don’t know who to hire.

The city said drawings. Someone said an engineer. Someone else said a BCIN designer — whatever that is.

A stranger wants thousands up front.

No contract you understand, no proof the licence is real. Just an e-transfer request and a promise.

Post once.

Verified professionals come to you in writing, and you don’t release a dollar until you’ve approved the work.

Payment protection

Payments are protected, only released once you approve.

You never hand thousands to a stranger and hope. Here is exactly where your money sits at every stage.

Step 1

You fund one stage

Not the whole job — just the next milestone you both agreed.

Step 2 — protected

Your money is held safely

At a regulated, Canada-registered payment provider. Not with us. Not with them.

Step 3

Your pro does the work

They can see it’s funded, so they start with confidence — but can’t touch a cent.

Step 4

You approve — it releases

Not happy? Don’t approve. The money stays put and our team steps in.

Bank-grade payment protection

Your money is held safely by a regulated, Canada-registered payment provider — the same kind of federally supervised provider banks and major platforms rely on. It is kept separate from our business, and is never held in Permit.ca’s own accounts.

In plain terms: even in the worst case for our business, your money is not ours to lose.

FAQ

Questions people ask before posting

Is it really free for clients?
Yes. Posting, receiving quotes, comparing, hiring, messaging and payment protection all cost you nothing. No subscription, no posting fee, no commission from your budget. We earn from the professional side. The price a professional quotes you is the price you pay.
How are professionals verified?
Before anyone can quote, we check their licence is real, current and in good standing with the body that issued it — Professional Engineers Ontario for a P.Eng, the Ministry for a BCIN designer, the OAA for an architect, and the equivalent regulator for every other category. We confirm business identity and insurance where required. Licences are re-checked on an ongoing basis, and anyone whose standing lapses is suspended from quoting.
How does payment protection work?
You and your professional agree milestones — site measure, draft drawings, permit submission. You fund one before that stage starts. Your money is then held safely by a regulated, Canada-registered payment provider, kept separate from our business. Your professional can see it is funded but cannot touch it. When you approve the work, it is released. You never pay the whole project up front, and your money is never held in Permit.ca’s own accounts.
What if something goes wrong?
If you are not satisfied with a milestone, you do not approve it and the funds stay held. You raise a dispute and our team steps in with the full record — every message, file and version. Because it is all logged in one place, there is no argument about who said what. Most issues are a misunderstanding about scope. Where they are not, we work through our dispute process before any funds move.
How fast will I get quotes?
Most projects receive quotes quickly, because your project is pushed to matching verified professionals as soon as you post rather than waiting for someone to find you. Speed depends on your city, project type and how much detail you give — a clear description with photos gets a faster response than a one-line post. We will not promise a fixed number of hours, because that is not something anyone can honestly guarantee.
Do you work with contractors and developers, or only homeowners?
Both, and more. Contractors run the permit side of every job from one dashboard. Developers assemble a full consultant team in parallel instead of one call at a time. Business owners and landlords use it for fit-outs and change-of-use. Professionals use it to bring in disciplines they do not carry in-house. It is free for all of them, because it is free for anyone hiring.
I have several projects. Can I manage them all in one place?
Yes. Post as many as you need from one account and see them side by side — which permits are moving, which are waiting on a consultant, which need something from you. Each keeps its own messages, documents and milestone payments, so nothing gets mixed up between jobs. You can also rehire professionals who did good work rather than starting a fresh search.
Can you match me with a contractor to actually build it?
In selected categories and cities, yes. Our core focus is the permit and design professionals who get your project approved, but once drawings and permit are in place we can also match you with licensed general contractors and trades, verified the same way. Note that payment protection applies to permit and design work booked through Permit.ca — it does not cover construction work you arrange with a matched contractor. Ask us about your project and city and we will tell you honestly whether we can help.
We manage dozens of sites. Can you handle that?
That is what our enterprise route is for. Property managers, REITs, franchise rollouts, national retail, institutional and municipal clients get matched directly rather than posting and waiting: we source and vet professionals against your procurement, insurance and compliance requirements, across your regions, with a named team and portfolio-level reporting.
Do I need a permit for my project?
As a rule, you need one whenever you change the structure, change what a space is used for, or add or alter plumbing, heating or electrical. Basement suites, additions, laneway and garden suites, removing a load-bearing wall, and decks above a certain height all normally require one. Painting, flooring, cabinets and like-for-like fixture swaps normally do not. Rules vary by municipality — if you are unsure, post it and a verified professional will tell you before you spend anything.
What does this cost?
Permit.ca costs you nothing. You pay the professional’s own fee, quoted directly, with no platform commission on top. Fees vary widely by project type, city and scope — which is exactly why comparing several quotes side by side is worth doing, and why we do not publish an average price we cannot stand behind.
